1. Research property data from deed, property appraiser, tax records, MLS/ownership history, and other resources.
2. Gather facts on the features, upgrades, improvements, tenancy, neighborhood restrictions and amenities, age of appliances and major mechanics of your property.
3. We will talk in depth about your motivation and timelines.
4. You will ask for you to do some Seller Homework: provide copy of the keys, tell me why you purchased the home and what you love about it, provide essential utility information, provide a copy of the survey, floor plan if available, and any warranties.
5. We create a written market analysis based on market research by comparing the property to active, pending, sold and sales that failed.
